Beautiful stone barn conversion in the Cotswolds

Client brief

Our clients approached our team hoping to transform an agricultural barn on the family estate into a substantial property that could be used as a holiday let. The existing barn had not been used for many years and some neglect had become obvious. The roof is sagging in places, tiles have slipped and there are cracks in the walls. 

The process

The planning process was not an easy one; change of use from agricultural to residential or commercial can involve challenges. We also found that the barn was home to a number of bats, so we needed to ensure the bats were rehomed as necessary.

We created a design to make full potential of the barn’s large space. On the ground floor we proposed an interesting, entertaining space with added luxuries for the holiday let guests. The main entrance leads onto a large living room, dining room and kitchen with utility and boot room. The ground floor also features a home cinema and a games room, all leading onto an external terrace overlooking the wonderful Cotswold countryside.

The first floor has three double bedrooms and a single, alongside a bathroom and shower room. Also, on this floor there is a further bathroom and dressing room - en-suite facilities to a double bedroom situated on an above mezzanine level. The top floor houses another two double bedrooms, one is en-suite.

The result

Despite the constraints we encountered, we are delighted to announce that the proposed design for this beautiful seven-bedroom holiday let has now been approved. Once it is built, it will stand proudly in the Oxfordshire countryside for many years to come.
