What type of buildings do you design?

We enjoy working on a range of buildings, including one-off homes, renovations, extensions for both traditional and contemporary style homes. We also work on a selection of commercial and education buildings.

What services do you provide?

We provide a full architectural service, from helping you to prepare a brief through to oversight of your project on site. We also design interiors and landscapes and we provide masterplanning services. For full details please visit our services page.

What kind of projects do you take on?

We offer architectural design solutions for residential and commercial projects, generally ranging from £250k - £5m. Fundamentally the projects we take on reflect our desire to produce imaginative, beautiful, impeccable architecture with a purposeful, refined and considered aesthetic. With our studios in Oxfordshire and London, our projects tend to be located across Buckinghamshire, Oxfordshire, Gloucestershire, the Cotswolds, Northampton and London. We are happy to work across the UK and beyond, if the project is the right fit for us.

Do you offer a project management service?

The Building Contractor is responsible for day-to-day project management. We provide a contract administration services for our clients on a regular basis. Alongside drawing up the contract between you and your builder, we will issue instructions, arrange compliance and approvals, manage your budget and provide valuable oversight once your project is underway. Can you help us to get planning permission?

Yes. We have lots of experience of gaining planning permission, including on listed buildings and landscapes up to and including Grade II*. We work closely with planning consultants to supplement our planning skills and resources when necessary. Please visit our process page for more details about how we work as a design studio.

As the client, you are at the heart of the project. We collaborate with you throughout the design process and project journey. Our role is to challenge, inspire and delight, while ensuring you remain closely involved at every stage. We listen carefully to your needs, ambitions and ideas, drawing them into the design as it develops, creating architecture that inspires and endures.

Can my project be environmentally sustainable?

Our commitment, as responsible architects, is to do as much as we can to minimise the environmental impact of our activities. We have a particular focus on the fabric of a building, the use and reuse of natural materials and passive solutions such as orientation and natural ventilation.

How much do you charge?

Our fees are usually based on a percentage of the Construction Value. Ranging from 6- 14%, depending on the complexity of the project and our anticipated level of involvement. We are a VAT registered company.

How long will a project take?

Timescales are project specific. But the majority of our projects take 18- 24 months, from concept to completion.

Do I need an architect?

If you care about design quality, then invest in your architect and their fees. The built product will reward you daily, as we create architecture that inspires and endures.

The third and final article in our series looking at the complexity, and importance of, the architectural concept design stage.

Architectural Design

A finished planning stage architectural design is not a simple design drawing, It’s a drawing that shows the culmination of many design considerations, creating seamlessly interwoven layers of information that consider and balance multiple influences from the client’s brief, the context evaluation, the planning environment, through to structural, mechanical and electrical system considerations.

As an example, our recently permissioned scheme for refurbishment and extension works to a Mews house in central London had to be carefully designed to respond to many different influences. The floor plans had to take account of the proposed structural system developed to enable the new basement, floor structures and mansard roof.

The form of the mansard had to be carefully designed with consideration for day lighting impacts upon the neighbours. This was also then influenced by sitting an amount of air handling plant proposed on the roof, which itself had to be carefully specified to meet acoustic regulations.

Architectural Design Layering

As architects we skilfully work with a set of bespoke rules derived from the information and create a design proposal that conveys this joined up thinking. This interwoven design layering also works across scale, from aligned screws to the rhythm of a balustrade within a sequence of apertures upon an elevation for example, which can all be linked in a harmonious way to express the original design concept.

The original design concept is often derived from grander gestures like understanding the importance of aligning a design to celebrate a view, or to maximise natural daylight internally.

These considerations to the architectural design can create important moments within a building, helping to elevate the ordinary, and connect with the context.
